Service Area Details

Loading and refuse areas should be sited in visually unobtrusive locations and integrated with the buildings as much as possible.  Recesses in the building form and depressed service access ramps are two ways to minimize the visual impact of service areas.  Businesses should consolidate and share refuse areas as much as possible.

Dumpsters should be fully screened by enclosures of masonry or substantial wooden fencing, with opaque doors or wood or metal.  Refuse areas readily visible from the upper floors of adjacent buildings should include overhead screening as well.  Refuse areas should not be visible from the Meriden Green nor from the relocated State Street.  Evergreen screening should further minimize the visual impact of dumpster enclosures.

Utility service locations should be carefully planned to minimize visual intrusion and clutter.  All utility services should be placed underground as the project area is redeveloped.  Services to individual buildings should be placed underground, with electrical transformers located out of view from State Street, the Meriden Green, and other important public areas.
